Durango median home price: $299,999 Durango Herald, CO
And how about the cost of lumber?

'Lumber is something that has increased dramatically in the last 12 to 18 months,' Wanatka said.

He gave the example of oriented strand board, commonly known as OSB, used extensively for flooring and roof decking. Wanatka said he paid $369 per thousand board feet 18 months ago, compared with $861 today.

'The cost of lumber is attributed to a lot of things, but OSB has increased the greatest,' Wanatka said. 'Only six mills in this country produce OSB, and they haven't been able to keep up with demand.'
